Maintenance Technician

Summary: Maintain buildings and grounds.

Essential Job Responsibilities
Work with the Maintenance Manager to carry out the PM.
Respond to daily tenant calls to assess and fix any Maintenance issues within their apartments.
Identify needed supplies to Maintenance Manager for purchase.
Keep sidewalks, parking areas, and roadways throughout the campus clean and swept.
Service and lubricate lawn and snow-removal equipment according to the PM schedule.
Plow and shovel snow on sidewalks, steps, & entranceways.
Complete work assigned on daily maintenance work order forms.
Complete work order forms with time and cost of supplies and returns to the office.
Ensure proper removal of trash and recyclables.
Store chemicals, tools, and equipment in a proper and safe manner.
Refurbish living units for the next occupants (paint, repair holes in walls, polish floors, etc.).
Repair or replace damaged or broken fixtures or equipment.
Inspect interiors and exteriors of the buildings for needed repairs and report any issues to the Maintenance Manager.
Change filters in HVAC equipment.
Responsible for tasks, such as fixing leaky pipes, painting rooms, and patching drywall.
Remove snow from around and on top of the bus prior to scheduled trips, outings.
Assist with setup and cleanup for special events.
Communicate with co-workers and tenants on the status of any tasks you are working on.
Carry out other tasks as assigned by the Maintenance Manager.
Provide on-call coverage from 4:30 pm-8:00 am on a daily rotation as well as rotational weekend, & holiday coverage.

Use lifting belt when lifting more than 20 lbs. and wear safety goggles when using power tools.
No smoking in the building or while operating any and all equipment.
Knowledge Expectations
OSHA-MSDS sheets and procedures
Fire and safety procedures
CPR/AED certification
Function and operation of kitchen appliances, office equipment, maintenance equipment and grounds equipment, with ability to do minor repairs
Understanding of and ability to repair minor plumbing, carpentry and electrical problems
Drywall repair and painting
Working Conditions
Heated/Air-conditioned, well-lit facility with minimal barriers
Outdoor responsibilities in winter and summer
Lifting, pushing or pulling up to 80 lbs., using proper body mechanics or available equipment
Bending, kneeling or climbing ladders to perform maintenance and housekeeping tasks
Working hours 8:00 am – 4:30 pm with 30 minutes for lunch
Participate in the rotation of being on call after business hours and alternating weekend coverage schedule; may be called back for situations such as snowstorms or maintenance emergencies
Required to work some National Holidays
Qualifications
5-7 years of experience in maintenance or environmental services.
Enjoy working with the senior population
Black Seal Low-Pressure License preferred
Knowledge of Fair Housing / HUD requirements a plus
